Private loans are short-term, asset-based loans secured by real estate—commonly used for bridge financing. They allow borrowers to purchase or refinance quickly without the delays and strict requirements of traditional banks.

Unlike conventional loans, private loans focus on the property’s value and the borrower’s exit strategy—not credit scores or income verification.

We keep documentation minimal—far less than a traditional bank. Typically, we’ll need:

  • Property details and a third-party valuation (appraisal or BPO).

  • Purchase contract (if applicable).

  • Clean title report.

  2. Initial Review: We evaluate the deal and issue a term sheet, often the same day.

  3. Due Diligence: Appraisal, title search, and insurance verification.

  4. Loan Funding: Once approved, we can close in as little as 3 days.

Most loans close within 3–7 days, depending on property type and due diligence.

  1. All loans are serviced in-house by Palermo Financial Group for a seamless experience. Payments are typically auto-debited via ACH, though borrowers may also pay through our secure online portal.

    Note: Opting out of ACH may result in a higher interest rate, as outlined in your agreement.

    Borrowers can view loan details, payment history, and make payments anytime via our borrower portal.

Early payoff is allowed. Some loans may include a prepayment penalty, which will be disclosed in your loan terms.

To request a payoff:

Late payments are subject to the late charge specified in your agreement.
